Check for water stains or mould
Look at the walls and ceilings for any signs of moisture or water leaks, in particular near showers and baths. Water penetration on the ceiling could also indicate a possible roof leak. HINT: A torch is handy to carry with you too look for water stains.
2. take note of the walls for cracks
You should take note of the internal and external walls for any large cracks. Properties with a large number of cracks are a cause for concern and should be further inspected by a qualified building inspector.
3. Check the roof gutters
Full gutters can lead to water not being removed from the property adequately. It may be a little bit tricky to inspect these from the ground, however rusty gutters are a good indication that these will need to be replaced.
4. Check silicone in wet areas
Brocken or missing silicone in wet areas can cause water penetration behind walls and floors. Although silicone is not a costly item to fix, if left long term can cause bigger issues down the track.
5. Water damage to the bottom of cabinetry or door frames
Water damage to the bottom of door frames near by the kitchen, laundry or bathrooms can indicate a leak.
